Q - “ why do I need a management company at all “
The purchase of a second home in Spain is a
massive investment for us all , in order to protect and maximise that
investment it needs to be cared for and looked after in order for its
value to appreciate or to bring in an income by way of
rentals . Unmanaged properties can soon deteriorate in this hot humid
climate by becoming damp ,dirty, smelly and pest infected . Pools soon
become green and gardens and patios become over run with weeds etc .
That’s not the image of a “place in the sun
“ is it By using a management company all of these
issues ( and more ! ) are overcome , and your investment remains sound
. An unmanaged property will depreciate in value quicker and
by far more than a correctly managed one .Yearly depreciation is likely
to be far more than the cost of the management fees . For owners whose
properties are not just for investment reasons , and are visited
frequently by themselves , family or friends , then the benefits of
using a management company are that all the cleaning and maintenance is
taken care of , and they can arrive relaxed knowing
their time on holiday is not going to be taken up doing endless DIY
jobs .

This is a common practice all over the
Costa’s , buts its also highly illegal , and will void your
insurance should you have a burglary etc . Anybody taking payment for
cleaning or key holding should be registered and liable for tax ,
otherwise they are breaking the law . Along with “ airport
runs “ the authorities are clamping down heavily on this
practice . Think about the consequences , should the worst case happen
, before considering this as an option !

IGH prides itself on offering a high quality , professional service whilst still giving the owner value for money . When comparing prices , please note that many of the services we provide as part of our complete package , such as pest control , garden care , patio jet washing etc would be charged extra for by others . This was a major concern for us as an owner , we would arrive at our property for a well earned holiday , and there would be jobs or maintenance that would need doing . When told ,our then management would always say ,” yes we can do that buts its x euros extra “ . We believe that complete maintenance should be exactly that - complete !

We never forget the simple fact , that’s its your home and
that you are always in control of how its managed . By charging per
month and not tying you into a 12 month contract , you are then free to
terminate our services at any time you feel we are not providing the
required level of service .
Too many companies take a 12 month fee up front , and then let the
quality of service drop off half way through , because they are too
busy chasing the next new client .
Q - “ will you still visit the home even when occupied by me or guests “
Yes , its important to us that you are getting the service you have paid for . Why should we get a few weeks off , just because you are on holiday . Obviously some of the checks will be impractical to do when occupied , but we will still visit to make sure every thing is ok – especially important if you have rental guests - and also carry out tasks such as weeding , patio cleaning etc . If you have a pool , then its business as normal .

A - If we find any areas that require attention , we will immediately make you aware of it , if its work not covered by our service , then we will get an estimate for you from local reputable tradesman . You can then decide if you would like it done or not . We will never carry out any chargeable work without first getting your authorization .

The honest answer to this is , I don’t know , there are literally thousands of holiday lets all competing for bookings , so we cannot guarantee any amount of occupancy . What we do guarantee is that we will actively market and promote your property , and will only take bookings to benefit you . It would be easy to offer low rental rates , no security deposits etc just to supply bookings , but that’s not going to give you a return . Once you have accounted for commission rates , increased utility bills , extra wear & tear , breakages etc , you soon realise that high occupancy at low rates is not the way to generate an income from holiday lets . Why do some companies do this then ? Easy - its because its good for them , they take their commission money , they take the cleaning payment , and they then charge you for extra maintenance , whilst having none of the extra expense that comes with high occupancy .
